The neighborhood.

Far Rockaway is the eastern anchor of the Rockaway peninsula — and unlike Rockaway Beach, it's a year-round residential community, not a seasonal one. Once a summer retreat, it's now a growing year-round neighborhood with deep local roots: longtime families, a large Orthodox Jewish community, and newcomers drawn by the most affordable path to living near the Atlantic in New York City. Mott Avenue is the downtown commercial spine.

The sub-pockets matter enormously. Bayswater, on the bay side, holds historic waterfront mansions and the yeshiva network. Edgemere and Wavecrest are more affordable and mixed-use. Downtown around Mott Avenue and Beach 20th Street is the transit and commercial core. Beach blocks command a premium over inland blocks — always compare within the same micro-area.

Housing stock & prices.

The for-sale stock is a near-even split of single-family and multi-family homes (Weichert's September 2026 listing mix: 48 single-family, 43 multi-family), plus a smaller co-op and condo segment. Two-to-four-family houses are the investor staple — live in one unit, rent the rest. Beach-block homes trade at a clear premium to inland blocks, and flood-zone status can swing carrying costs dramatically.

Redfin's rolling three-month data (June-August 2026, via AgentPronto): $675,000 median sale price (+1.3% from Q2), 41 homes sold, 49 median days on market — leaning toward sellers, with nearly 20% of homes selling above list. Homes.com (May 2026) puts single-family at $671,500; Movoto (May 2026) shows a $649,000 median list price. Weichert's $770,000 'estimated median' (Sept 2026) is listing-based — useful context, not a sold figure.

Getting around.

This is the longest commute in Queens, and you should price it into your life. The A train runs from the Far Rockaway-Mott Avenue terminal — the longest single-seat subway ride in the entire MTA system (32.39 miles from Inwood) — taking about 1 hour 12 minutes to Midtown (Rome2Rio); realistic door-to-door is 75-90 minutes. The LIRR's Far Rockaway branch also terminates at Mott Avenue, running to Penn Station and Grand Central via Jamaica. Buses (Q22, Q113, Q114, QM17) and Nassau's NICE buses (n31/n32/n33) fill the gaps. If you commute to Manhattan five days a week, this ride will define your days — remote and hybrid workers get the best of this neighborhood.

Walkability.

Apartments.com scores Far Rockaway 60/100 for walkability and 60/100 for transit, but 100/100 for drivability — the Mott Avenue downtown core is genuinely walkable, with the subway, LIRR, and shopping in one corridor. Beyond downtown, the peninsula spreads out and most households drive. It's a two-mode neighborhood: walkable downtown, car-dependent everywhere else.

Schools.

Sixteen schools serve the area (SchoolDigger), and there's a stark split parents need to know: the charters dramatically outperform the traditional publics. Success Academy Far Rockaway ranks among the top schools in the state, with Wave Preparatory in the top 10% and Peninsula Preparatory in the top 5% of New York elementary schools — while traditional publics like PS 43 (1/10) and PS 105 (4/10) struggle. Far Rockaway also has a dense yeshiva network, including Yeshiva Darchei Torah with 1,848 students. Tour the specific school; the neighborhood average tells you nothing.

Local favorites.

  • Mott Avenue downtown. The commercial spine — the A train and LIRR terminal, shopping, and the neighborhood's main street energy.
  • Bayswater. Historic bayfront mansions and quiet waterfront streets — the peninsula's old-money pocket.
  • O'Donohue Park. Bayfront park at Beach 17th Street with Jamaica Bay views — sunsets, fishing, and open sky.
  • Edgemere Farm. A working urban farm on the peninsula — farm stands, community events, and a local institution.
  • The Atlantic beach (Beach 9th-20th). Wide, uncrowded ocean beaches at the neighborhood's southern edge — the whole reason the value equation works.

Best for.

First-time buyers wanting maximum space near the ocean for the money House-hackers buying 2-4 family homes with rental income Remote/hybrid workers who can trade commute time for beach-town living
