The neighborhood.

Rockaway Beach is New York City's surf town — a beach-bungalow culture of surfers, young families, and longtime locals stretched along 5.5 miles of boardwalk and Atlantic shoreline. In summer the city decamps here: the beaches fill, the boardwalk concessions hum, the ferry runs packed. In winter it goes quiet in a way no other NYC neighborhood does — which is either the charm or the dealbreaker, depending on who you are.

The peninsula's sub-pockets are different markets. Belle Harbor and Neponsit to the west are upscale single-family blocks with private beach clubs — a different price universe entirely. Rockaway Park (Beach 116th) is the transit and commercial hub. The Beach 90s-100s are the surf core. Arverne and Edgemere to the east are more affordable, mixing NYCHA campuses with new development like Arverne by the Sea. Never compare a Rockaway Beach price to a Belle Harbor price.

Housing stock & prices.

The for-sale market runs on three tracks: classic beach bungalows (many raised and rebuilt post-Sandy), condos and co-ops near the beach — including the big beachfront Dayton Towers East/West co-op complexes — and newer development in Arverne. Bungalows carry the romance and the flood-zone math; co-ops carry the value.

Homes.com's 12-month median sale is $525,000 (+12% YoY), with single-family at $512,500. PropertyShark reads $435,000 (-0.9% YoY, $391/sqft) — the spread reflects different samples and the thin market (30-some annual sales), so treat the range as the truth, not either endpoint. Belle Harbor and Neponsit are excluded from these figures and trade far higher.

Getting around.

The lifestyle commute is the NYC Ferry's Rockaway route: Wall Street/Pier 11 to the Rockaway landing at Beach 108th in about 50-60 minutes for $4.50, with free shuttle buses running east and west along the peninsula. The A train serves Beach 116th (Rockaway Park) and connects via the S shuttle at Broad Channel — realistic Midtown door-to-door is an hour or more. The QM16 express bus and Q52/Q53 Select buses add options. Alongside Far Rockaway, this is the longest commute in Queens; the ferry is what makes it livable — and in winter, when the beach empties, you'll feel every minute of it.

Walkability.

Walk Score rates Rockaway Beach 67/100 — 'somewhat walkable': the Rockaway Beach Boulevard and Beach 116th commercial strips handle daily errands on foot, and the boardwalk is the neighborhood's true main street. The beach blocks themselves are car-and-bike territory. Note the Rockaway Park hub scores higher (83/100) — walkability varies block by block here.

Schools.

Rockaway Beach has genuinely strong options that surprise buyers: Waterside Children's Studio School (PK-5) rates 7/10, Waterside School for Leadership (6-8) 8/10, and Scholars Academy (6-12) 9/10 on GreatSchools. PS 47 rates 6/10. Enrollment has shifted significantly since 2020 across the peninsula and rezoning discussions are active — verify your zoned school's current boundaries before buying, not after.

Local favorites.

  • Rockaway Beach Boardwalk. 5.5 miles of rebuilt boardwalk — the neighborhood's main street, running the length of the peninsula.
  • Jacob Riis Park. The federal beach park to the west — less crowded, with a historic bathhouse, pitch-and-putt, and room to breathe.
  • Fort Tilden. The secluded former military base beyond Riis — quiet beaches, art installations, no facilities, bring everything.
  • The surf beaches (Beach 87th-97th). NYC's surfing heart — board rentals, surf schools, and the summer scene that defines the neighborhood.
  • Boardwalk food scene. The concessions that made the Rockaways famous — Rippers burgers, Tacoway Beach, Caracas arepas, Thai Rock at Beach 116th.
