Sell by owner · Queens, NY

Sell it yourself.
Keep the commission.

Sell directly to the buyer — no middleman, no telephone game. Every seller's identity is checked against deed records (or authorizing documents for co-ops), and no buyer can bid until they're pre-approved, shown your home, and cleared. Bidding happens online, so the whole process is seamless: set your deadline, collect sealed offers, pick the winner. One flat fee — $0 due at closing.

Everything a brokerage does, now in your hands.

No commission · No percentages · No closing fees to us, ever

How it works

Five steps from listing to contracts. You stay in control the whole way — we handle the listing, the checks, and the introductions. Nothing else.

01

List your home

Describe your home, add photos, set your asking price, pick a flat-fee tier. Alomgir reviews every listing by hand before anything goes live — checking the seller's ID and matching their name to deed records (or authorizing documents for co-ops).

02

Buyers qualify in 3 steps

Interested buyers verify pre-approval or proof of funds, schedule a showing, and get cleared to bid. No tire-kickers.

03

Set an offer deadline

Cleared buyers submit sealed offers at or above your asking price by your deadline. Nobody sees anyone else's number — price, financing, and closing date stay private.

04

You pick the winner

Compare every offer side by side and accept one. Both sides' attorneys are disclosed and you set three inspection windows on the spot.

05

7 days for contracts

The buyer's attorney sends the contract to your attorney within 7 days — or the offer voids and you take the next-best offer. No chasing, no limbo.

Prefer the simple route? Skip the deadline — buyers contact you directly through the site, no bidding.

What could your home sell for?

What a flat fee could save you

Run the commission math on your own home: what a traditional percentage commission would take vs. one flat fee here. No percentages, no surprises — the difference is the pitch.

Commission vs. flat fee

Traditional commission vs. our one-time flat fee, on your home's asking price.

What would you actually walk away with?

Your sale price, minus the mortgage payoff, transfer taxes, closing costs — and one flat fee instead of a commission. Run your own net sheet: every line is editable, and the traditional-commission math sits right next to it so the difference is explicit.

Seller net sheet — your estimated proceeds

Start with your own asking price (not an appraisal), pick your flat-fee tier, and adjust any line to match your real figures.

The fee pays for the listing service: publishing, identity and deed checks, and buyer introductions. It's not a commission and it's not tied to your sale price. Full refund if your listing is rejected in review; after your listing goes live, the fee is earned. Read the terms.

✓ Identity checked

Checked, not "guaranteed."
Every seller's government ID is checked by hand and their name is matched to deed records (or authorizing documents for co-ops). That confirms who they say they are — it's not a promise about the property or the deal. Do your own diligence, always.

Your contact info stays private

Buyers message you through the site. Your email address and phone number are never shown publicly — they go to the buyer only when you reply.

Money never touches this site

No escrow, no earnest money, no wiring instructions in messages. Funds move between the parties' attorneys, like every other New York sale.

Straight answers

The fine print, up front — because a marketplace runs on trust, and trust starts with plain language.

Is this a brokerage? Are you acting as my agent?

No. The Sell By Owner board is an advertising venue — we publish your listing, check the seller's identity, and pass along buyer inquiries. We don't negotiate, don't represent either side, don't advise on price or terms, and take no commission. If you want an agent, that's a separate conversation — call me.

What does "identity checked" actually mean?

We check the seller's government-issued ID by hand and cross-check their name against the property's deed records — or authorizing documents for co-ops, which don't have deeds — on file with the city before the listing goes live. It answers one question — is this person who they say they are? — and nothing more. It's not an inspection, not a title search, and not a guarantee. Buyers should still get an inspection, hire an attorney, and run a title search like any other purchase.

What are the fees, exactly?

$149, $249, or $399 — one flat payment when you list, good for six months. $0 due at closing. No commission, no percentage of your sale price, no per-buyer fees, no upsells required. If your listing is rejected in review, the fee is refunded in full.

Who holds the earnest money?

The buyer's and seller's attorneys — exactly like a traditional New York sale. This site never holds money, never processes payments between parties, and messages carrying wiring instructions are blocked.

How do buyers contact me?

Through a contact form on your listing. You get their message by email and decide whether to reply — your email and phone number stay private until you do. Buyers uploading a pre-approval letter get their message flagged for your review first.

What if my deed is in a trust or LLC name?

Those go through manual review, which takes a little longer — the name on the ID won't match the deed directly, so we verify the connection by hand before the listing goes live.

Do buyers pay anything?

No. Browsing, searching, and contacting sellers is free.

What can't I put in my listing?

Describe the property, not the people. Federal and New York fair housing law applies to every listing — no statements about who you'd prefer (or not prefer) as a buyer. Listings with discriminatory language are rejected.
