The neighborhood.
Woodhaven is the neighborhood Queens keeps to itself — a roughly one-square-mile grid of tree-lined residential streets anchored by a commercial spine (Jamaica Avenue) and crowned by a genuine backyard: Forest Park's 538 acres on its northern edge. Demographically it's a Latino-majority working- and middle-class neighborhood — Dominican, Colombian, Mexican, Ecuadorian, Guyanese, and South Asian communities all well represented — where multi-generational households are the norm and longtime residents work hard to keep the blocks maintained.
Daily life splits into two modes. Along Jamaica Avenue, it's avenue culture: mom-and-pop Latin restaurants, barbershops, panaderías, and a year-round sidewalk energy under the elevated J/Z. A few blocks north or south, it flips to quiet: detached and attached wood-frame and brick colonials with porches and driveways. Neir's Tavern (est. 1829) gives the neighborhood its oldest-soul landmark: the pressed-tin-ceiling corner bar where Mae West debuted and Scorsese shot Goodfellas.
Housing stock & prices.
Stock is overwhelmingly small buildings: 3,044 two-to-four-family units versus 2,465 single-family units, plus 364 co-op units and 57 condos, per PropertyShark's 2026 count — with a median structure age of 1938. The fabric is pre-war wood-frame and brick colonials (attached and detached), some single-family Victorians, and brick pre-war apartment and co-op buildings along Woodhaven Boulevard and Park Lane South.
Prices by type, all 2026-vintage: per PropertyShark, houses $805K median (+4.6% YoY, 19 transactions), co-ops $275K (+6.8% YoY, 7 transactions), condos $1.2M (a single transaction — not a market). Homes.com breaks it further: median single-family $780,000, townhouse $850,000, blended $793,500. The blended headline: PropertyShark $738K (+1.2% YoY) for Q2 2026; Redfin's Jun-Aug 2026 rolling snapshot read $780K with 46 days on market and ~4.3 months of supply. Prices are holding firm on thin, tightening volume.

Getting around.
Three J/Z stations — Woodhaven Blvd, 85th St-Forest Pkwy, 75th St — sit on the elevated line directly above Jamaica Avenue. The morning Z express makes Lower Manhattan a genuine sub-45-minute commute (~39 minutes Woodhaven Blvd to Broad St). Midtown is slower — the J runs local on weekdays, so budget 55-70 minutes door-to-door to Midtown East. The QM15 express bus runs down Woodhaven Blvd to 34th/57th St. Driving: the Jackie Robinson Parkway to the Queens-Midtown Tunnel — off-peak Midtown is 25-40 minutes, rush hour doubles it.
Walkability.
Walk Score gives Woodhaven a neighborhood score of 89 ("Very Walkable") — the 80th most walkable neighborhood in NYC — with a Transit Score of 77 and Bike Score of 53. Blocks along Jamaica Avenue are genuinely car-optional; the tree-lined residential streets toward Forest Park score well into the 70s-80s; but the edges near the Jackie Robinson Parkway and the big-box stretches of Woodhaven Blvd feel car-dependent, and parking is a perennial complaint.
Schools.
Woodhaven is in NYC Geographic District 27. The standout zoned option is PS 60 Woodhaven — GreatSchools 7/10, Niche B, ~1,000 students. PS 97Q The Forest Park School rates 6/10 (Niche B-); the zoned middle school, JHS 210 Elizabeth Blackwell, is 5/10 (Niche B-) — serviceable, not a draw. Private option: St. Matthias Catholic Academy, Niche A+. The public schools are mid-pack Queens — fine for most buyers, but family buyers led by schools should tour rather than assume.
Local favorites.
- Forest Park. 538 acres bordering the north — a 165-acre oak forest of 150+-year-old trees, an 18-hole golf course, trails, the bandshell's free summer concerts, and the landmark 1920s carousel.
- Neir's Tavern. NYC's oldest continuously operating bar, est. 1829 — pressed-tin ceiling, Goodfellas filming location, Mae West's debut stage, "Neir's Tavern Way" co-naming in 2021.
- Jamaica Avenue corridor. The historic commercial spine under the elevated J/Z: Latin eateries, jewelers, panaderias, and the beloved annual street fair.
- Mistura Peruana. Well-regarded Peruvian spot on the corridor — chicharrón, tequeños, arepas.
- Tropical Restaurant. Ecuadorian restaurant with a late-night dance-floor vibe — a neighborhood nightlife anchor on Jamaica Ave.
Best for.
