The neighborhood.

Rosedale sits at the far eastern edge of New York City, pressed against the Nassau County line — Valley Stream is a short walk east. It feels more suburban than Queens: quiet, tree-lined blocks of detached homes, driveways, and a tight-knit, largely Caribbean-American community of families and first-time buyers. The commercial life clusters on the 243rd Street strip, and Brookville Park is the green anchor.

The neighborhood splits roughly at the LIRR tracks: north toward the Brookville border is leafier and pricier; south toward Idlewild sits under JFK's flight paths. The defining tradeoff of Rosedale is space and value against airport noise — jets are a constant overhead presence, and locals will tell you it's hard to live here without a car.

Housing stock & prices.

The stock is overwhelmingly one- and two-family detached homes — Cape Cods, brick colonials, and ranches on real lots with driveways. Multi-family investment properties (duplexes and small apartment buildings) trade here too, appealing to house-hackers.

PropertyShark's September 2026 read: $655,000 blended median sale price (-2.2% YoY, $487/sqft). Homes.com's 12-month data puts the median sale at $689,000, with single-family homes at $705,000 (+1% YoY). Ownwell's modeled median home value is $715,000. Weichert's $850,000 'estimated median' (Sept 2026) is listing-based and skewed by its listing mix — don't use it as the headline.

Getting around.

The LIRR's Far Rockaway branch stops at Rosedale station, connecting through Jamaica to Penn Station and Grand Central — realistic Midtown door-to-door is 45-55 minutes. Drivers take the Belt and Cross Island Parkways, and JFK is about 10 minutes away. But be honest with yourself: as locals say, this is a car neighborhood — the subway doesn't reach here, and bus-to-subway transfers are slow.

Walkability.

No neighborhood-level Walk Score is published for Rosedale, and local reviewers on StreetAdvisor repeatedly note it's hard to live here without a car. Daily errands cluster along 243rd Street and around the Green Acres Mall corridor; beyond that, the neighborhood is spread-out and residential — plan on driving.

Schools.

Rosedale is in NYC DOE District 29. PS 38 Rosedale (K-5, 135-21 241st St) rates 6/10 on GreatSchools with a B from Niche; PS 195 William Haberle rates 4/10. The standout for parents is Success Academy Rosedale, the K-7 charter, at 9/10. PublicSchoolReview's 2026-27 data gives 11422 elementary schools an average 7/10, with math and reading proficiency above the state average.

Local favorites.

  • Brookville Park. The neighborhood's green heart — playgrounds, ballfields, and a pond at 147th Avenue and Brookville Boulevard.
  • Green Acres Mall. The 2-million-square-foot regional mall just over the county line in Valley Stream — the area's default shopping destination.
  • 243rd Street. Rosedale's main commercial strip: restaurants, delis, card shops, and everyday services.
  • Idlewild Park. A wetlands nature preserve on the Springfield Gardens border — trails and birdwatching minutes from home.
