The neighborhood.

Richmond Hill is low-rise, dense, and culturally rich — heavily Indo-Caribbean (Guyanese, Trinidadian, Punjabi; 101st Avenue is co-named Punjab Way), with a food scene of West Indian, Caribbean, and Punjabi restaurants and groceries that draws people from across the borough.

North of Atlantic Avenue sits a designated historic district of Victorian, Colonial Revival, and Queen Anne homes from 1890–1930 — big porches, stained glass, and tax credits for protected renovations. South Richmond Hill is more densely packed attached and semi-attached homes. Nier's Tavern, one of the oldest bars in the country, anchors the history.

Housing stock & prices.

Detached single-family and two-family brick and frame homes dominate. Co-ops trade $200K–$370K; fixer single-families start around $400K, turnkey homes run $600K–$1.2M, and 2,000+ sqft properties reach $1.8M. Four-bedroom multifamilies start near $600K, six-bedrooms to $1.3M. Median year built is the 1940s.

Homes.com put the 2026 median home price near $798K (median sale ~$720K, down 4% year over year; single-family median $775K), with about 6 months of supply — technically a buyer's market, a rarity in Queens. That supply number is your negotiation leverage.

Getting around.

The J/Z elevated runs along Jamaica Avenue (111 St, 121 St stations), the E stops at Jamaica–Van Wyck, and the Kew Gardens LIRR station is about a 15-minute walk. Realistic subway time to Midtown is around 25 minutes — among the shortest in eastern Queens.

Walkability.

Richmond Hill scores 91/100 "Walker's Paradise" on Walk Score (67th most walkable neighborhood in NYC). Jamaica Ave, Liberty Ave, and Myrtle Ave are dense commercial strips — groceries, roti shops, pharmacies, and banks stack within a few blocks of most homes, and the J, A, and E trains plus the LIRR thread the neighborhood. This is one of the few eastern-Queens neighborhoods where living car-free is genuinely practical.

Schools.

Richmond Hill is in NYC District 27, and it's a two-tier story parents should know: P.S. 66 Jacqueline Kennedy Onassis (8/10 GreatSchools, A− Niche, 72% math proficiency) and P.S. 273 (7/10) are genuinely strong elementary options families zone-shop for; Richmond Hill High School itself (4/10, 79% graduation rate) is the weaker link. Many buyers bridge the gap with The Kew-Forest School (A+ Niche) just north in Forest Hills, or aim their kids at Epic High School North (B+ Niche) in South Richmond Hill.

Local favorites.

  • Sybil's. The Guyanese institution on Liberty Ave — 40+ years, lines out the door, fish roti, currant rolls, and curry goat. The anchor of Little Guyana.
  • Liberty Avenue — Little Guyana. A ~20-block stretch of Guyanese and Indo-Caribbean restaurants, bakeries (Shivram's, Bakewell), and specialty stores — one of the great food corridors in New York.
  • Singh's Roti Shop & Bar. The locals' pick — cheap, fast, enormous: oxtail roti, chicken curry, fried shrimp wontons, and Trinidadian desserts.
  • Forest Park. Richmond Hill's northern border — 538 acres of oak forest, hiking and bridle trails, the golf course, and summer concerts at the Seuffert Bandshell.
  • Phil "Scooter" Rizzuto Park. The neighborhood ballpark on 95th Ave — baseball fields, the annual cricket tournaments, and the community's weekend sports home.

Living here.

  • Forest Park. The north edge borders Forest Park — hiking and biking trails, sports fields, a golf course, and the historic carousel.
  • Food corridors. West Indian, Caribbean, and Punjabi restaurants and groceries along 101st and Liberty Avenues.
  • P.S. 66 Jacqueline Kennedy Onassis. A NYC landmark school posting top-1% DOE metrics; residents also zone to Richmond Hill HS's specialized academies.
