The neighborhood.
Jamaica Estates is the prestige enclave of central Queens — originally built as a luxurious suburban escape from Manhattan, with winding tree-lined streets, landscaped lots, and restrictive covenants still overseen by the Jamaica Estates Association since the developer's 1929 bankruptcy.
It is quiet, low-crime, and highly educated (~50% college graduates), and diverse: 45% foreign-born with significant Modern Orthodox Jewish and South Asian communities. Cunningham Park borders the east; St. John's University sits to the west.
Housing stock & prices.
Detached single-family homes per the original covenants — Tudor Revival, Colonial Revival, Craftsman, Cape Cod, and Mediterranean, from the 1920s–1960s, many expanded or renovated. Midland Parkway commands the premiums; Wexford Terrace and Avon Street are the other prestige addresses.
Homes.com put the median single-family sale at $1,500,000 (up 3.4% year over year per PropertyShark); houses trade $800K–$2M+. The value entry: co-op buildings on the borders (Camelot, Coronet Hall) from roughly $200–400K — the 11432 zip without the $1.5M ticket.

Getting around.
The F at Jamaica–179 St is a terminus — a guaranteed seat — about 40–50 minutes to Rockefeller Center, ~35 minutes to West 4th; 169 St is the other local stop. Express buses run ~56 minutes to Midtown. The LIRR's Jamaica hub is 1.5 miles south (Penn Station in 17–22 minutes), and the AirTrain reaches JFK.
Walkability.
Jamaica Estates lists around 84/100 "Very Walkable" (Walk Score, via Point2Homes) — though that number flatters the boulevards more than the residential streets. Union Turnpike, Hillside Avenue, and the Parsons Blvd retail cluster keep groceries, kosher shops, and banks within a short walk or drive. In practice, this is one of the most car-dependent parts of Queens: 62% of workers commute by car (Point2Homes), every house has a driveway or garage, and the F train is only a walk for homes on the western edge. Buyers should budget for a car.
Schools.
Jamaica Estates sits in NYC District 28 — a real school-chaser market. JHS 216 George J. Ryan (10/10 GreatSchools) is the crown jewel feeding the area; P.S. 131 Abigail Adams (9/10) covers K–5. The honest note parents get: zoned high schools are the weak link, so buyers pay the premium here for the middle-school pipeline and the strong privates nearby — Archbishop Molloy just west on Manton St, the United Nations International School campus on Croydon Rd (A+ Niche), and a deep bench of yeshivas and day schools along the Union Turnpike corridor.
Local favorites.
- Captain Tilly Park. 9.16-acre park centered on Goose Pond — the last remaining kettle pond in Jamaica Hills, with ducks, turtles, shaded paths, and a quiet playground.
- Union Turnpike kosher corridor. The neighborhood's dining spine — Isaacs Kosher Deli (shawarma, kibbeh), Turquoise Kosher Fish (charcoal-grilled whole fish), Fortune Glatt Kosher Chinese, and Benny's brick-oven pizza.
- St. John's University. The sprawling, tree-lined campus just west in Jamaica Hills — Carnesecca Arena basketball, campus events, and the neighborhood's collegiate anchor.
- Cunningham Park. A short hop east — 358 acres of trails, mountain-bike paths, tennis courts, and summer concerts at the Redwood Grove bandshell.
- Midland Parkway. The neighborhood's own grand boulevard — wide, tree-lined, and flanked by the Tudor and Colonial homes that define Jamaica Estates' character.
Living here.
- District 26 schools. PS 131 Abigail Adams (9/10), JHS 216 George J. Ryan (10/10), zoned for Francis Lewis HS — among the strongest public schools in Queens.
- Midland Parkway. The scenic, cyclist-loved boulevard at the neighborhood's heart; Midland Park playground and community garden nearby.
- Cunningham Park. 358 acres of trails and fields on the eastern border.
Best for.
