The neighborhood.

Howard Beach is the closest thing Queens has to a waterfront suburb — a tight-knit, largely Italian-American community wrapped around Jamaica Bay, where fishing heritage runs deep and JFK's runways hum across the water. It feels suburban by day (driveways, quiet side streets, people who wave) and connected by night, thanks to the A train, the AirTrain, and a quick bridge hop to the Rockaway beaches. Longtime locals anchor the block-by-block civic pride; newer buyers are often JFK/airline workers, first responders, and families priced out of Brooklyn who still want a house with a yard.

The three sub-pockets tell the story: Old Howard Beach is the historic waterfront core east of Cross Bay Boulevard — the original fishing bungalows along Hawtree and Shellbank Basins, now rebuilt and elevated post-Sandy. Hamilton Beach is a quiet peninsula of detached homes tucked between the basins, more insular and residential. Ramblersville is the tiny old fishing enclave — its name survives from the 1905 LIRR station — a handful of streets south of Coleman Square where the cottages-on-the-creek heritage still shows. New Howard Beach / Rockwood Park (north side) and Lindenwood (co-op and garden-apartment heavy, more diverse, more affordable) round out the 11414.

Housing stock & prices.

The stock is overwhelmingly low-rise residential: per PropertyShark's market-trends page for Old Howard Beach, the sub-neighborhood's housing stock is 844 single-family homes and 742 two-to-four-family buildings, with just 8 condos and 1 townhouse. Post-Sandy, a signature feature is elevated homes — many rebuilt raised on pilings above base flood elevation.

Prices by type, 2026-vintage: Old Howard Beach's median sale price hit $1,070,000 in Q2 2026, up 24.5% year over year (per PropertyShark, Sept 2026), at a median $493 per square foot — but note that's only 9 transactions, so it's volatile. Across wider Howard Beach, Homes.com reports a blended median sale price of $420,000 over the last 12 months (down 8% YoY, pulled down by Lindenwood co-ops), a median single-family sale price of $899,000, median townhouse of $764,950, median 2-bedroom of $320,000 (typically co-ops), median 1-bedroom of $219,000, average $442 per square foot, and 74 days on market. Movoto reported a June 2026 median list price of $325K and a February 2026 median sold price of $314,500.

Getting around.

The A train serves Howard Beach–JFK Airport station, and Rome2Rio data puts the subway ride to Midtown (42 St–Port Authority) at about 49 minutes, running roughly every 15 minutes; door-to-door to Midtown is realistically 50–65 minutes. The QM15 express bus runs from Howard Beach to Midtown (E. 57 St via 6th Ave) in about an hour and 7 minutes — but only weekdays and Saturdays (no Sunday service), with 9-minute frequency at AM peak. The Q52/Q53 Select Bus Service runs along Cross Bay Boulevard connecting to the J/M/E/F at Woodhaven Blvd, and the local Q11 serves Old Howard Beach and Hamilton Beach. The AirTrain JFK sits at the same station, so the airport is minutes away. Be honest with buyers: this is a car-first neighborhood — parking is easy, Cross Bay Blvd gets congested at rush hour, and most families keep two cars.

Walkability.

Walk Score gives Howard Beach a 69 — "somewhat walkable," ranked the 156th most walkable neighborhood in New York — with Transit Score 67 and Bike Score 61 (per walkscore.com and Point2Homes). In practice, Cross Bay Boulevard is walkable for errands and dining, and Charles Park is a genuine neighborhood amenity, but most blocks are suburban in feel and nearly every household drives.

Schools.

Howard Beach is in NYC School District 27. The anchor is P.S./M.S. 146 Howard Beach (Pre-K–8), rated 7/10 on GreatSchools (though Homes.com's listing shows 6/10 — call it mid-6s) with a Niche grade of B+ and 4 out of 5 stars from SchoolDigger, which ranks it #656 of 2,445 NY elementary schools (~540 students). Nearby P.S. 207 Rockwood Park also rates 7/10. High school is the weak spot: the zoned options (John Adams HS in Ozone Park) are middling, and Robert H. Goddard HS gets a B+ Niche grade with a 5/10 GreatSchools rating — many families look to Catholic schools (Ave Maria Catholic Academy is right in the neighborhood) or selective high schools instead.

Local favorites.

  • New Park Pizza. 156-71 Cross Bay Blvd. Cash-only brick-oven slice joint serving the neighborhood for 50+ years; the thin, salty regular slice is a Queens legend.
  • Lenny's Clam Bar. 161-03 Cross Bay Blvd. Family-run Italian seafood institution since 1974; baked clams, calamari calabrese, huge family-room energy.
  • Frank M. Charles Memorial Park. Waterfront park on Jamaica Bay (part of Gateway National Recreation Area) with tennis courts, ball fields, a playground, fishing, plane-watching across to JFK, and the famous monk-parrot colonies.
  • NYC Ferry Rockaway landing. At Beach 108th St, a short drive across the bridge; the ~57-minute ride to Wall St/Pier 11 doubles as a summer beach commute.
  • Jamaica Bay Wildlife Refuge. Just across Cross Bay Blvd, world-class birding and trails on the edge of the bay.

Best for.

Airline and JFK workers who want a house with a yard and a 10-minute airport commute Multigenerational families looking for a detached or 2-family home under $1M with deep neighborhood roots Waterfront buyers who love boating and fishing and accept flood insurance as the cost of admission
