The neighborhood.
Glendale is a low-key, residential corner of western Queens built around long-term homeowners and German-American roots. Streets of brick one- and two-family houses, semi-attached colonials and classic Tudors - most dating to the 1930s (median structure year 1938 per PropertyShark) - sit alongside lively bars and restaurants on Myrtle Avenue, including the landmark German beer hall Zum Stammtisch. It feels more small-town than New York, with block parties, holiday decorations and neighbors who stay for decades. This is not a trendy or foodie neighborhood - it is quiet, family-oriented and proud of it.
The neighborhood is long and narrow, running two miles east-west along Myrtle Avenue. Forest Park forms the southeast edge - Glendale's crown jewel and the premium side to buy near - while the Shops at Atlas Park anchors shopping at Cooper Avenue and 80th Street, built on the old Atlas Terminals industrial site. Cypress Hills and other cemeteries border the south, the freight-only LIRR Montauk line cuts through the north, and the M train touches the western and northern edges at Fresh Pond Road, Forest Avenue and Metropolitan Avenue. The center of Glendale is the most transit-light stretch - bus territory.
Housing stock & prices.
Housing stock is overwhelmingly small multifamily and single-family: PropertyShark counts 2,082 single-family homes, 3,731 2-4 family homes and just 105 condos. Expect brick two-family houses with finished basements and garages, semi-attached one-families, charming Tudors, and a handful of larger co-op buildings east of Woodhaven Boulevard. Owner occupancy is only about 31% - most stock is renter-occupied, so buyer demand skews toward investors and house-hackers buying 2-families.
Blended medians across all property types: PropertyShark (latest rolling data) shows a median sale price of $803,500, up 15.6% year-over-year, at $581 per sq ft; Homes.com puts the 12-month median at $825,000 (up 1% YoY) with $607 average per sq ft and about 57 days on market. By type per PropertyShark Sept 2026: houses $852K (down 5.2% YoY, $557/sq ft, 34 transactions) and condos $585K (1 transaction). Realtor.com Sept 2026 shows Glendale listings at a $849,000 median with 79 active listings. Agent Pronto (Redfin data, Q2 2026): median sale price $865K, median list $988K, 38 homes sold, roughly 4.5 months of supply - a market leaning toward sellers but giving buyers more choice than in 2025.

Getting around.
No subway station sits inside most of Glendale - that is the honest story. The M train serves Fresh Pond Road, Forest Avenue and Middle Village-Metropolitan Avenue (the terminus) on the western and northern edges; the L train serves Halsey Street and Myrtle-Wyckoff on the Brooklyn border (walks of 10-20+ minutes from most blocks, and Moovit lists the nearest subway as a 29-minute walk from central Glendale). Local buses Q55, Q29, Q47, Q54, Q58 and Q39 fill the gaps. The lifeline for city commuters is the express bus: QM24, QM25 and QM34 run Glendale to Midtown/Downtown weekday peak hours (MTA Queens Bus Redesign keeps QM34 weekday-only, mornings into Manhattan and afternoons back). Rome2Rio pegs the subway trip from Fresh Pond Road to Rockefeller Center at 38 minutes; realistically, budget 45-60 minutes door-to-door to Midtown, longer if you are deep in the neighborhood and bus-dependent. Driving is easier - the Jackie Robinson Parkway cuts through Forest Park to the Belt Parkway and points east.
Walkability.
Walk Score 85 for Glendale per walkscore.com - officially 'Very Walkable,' ranked the 106th most walkable neighborhood in New York, with a Transit Score of 59 ('Good Transit'). The score reflects Myrtle Avenue's commercial spine, but in practice the neighborhood is car-friendly and bus-dependent: daily errands on Myrtle are easy on foot, but the subway is a long walk or bus ride for most residents, and Forest Park's 538 acres are across Woodhaven Boulevard from the core.
Schools.
Glendale is served by NYC Geographic District 24. The standout is PS/IS 119 The Glendale (74-01 78th Avenue), a K-8 school with a GreatSchools rating of 8/10 and a Niche grade of A-, where 64% of students are proficient in math and 71% in reading, and SchoolDigger ranks it in the top 10% of New York elementary schools. PS 113 Isaac Chauncey (78-23 87th Street, PK-8) holds a GreatSchools 7/10 and SchoolDigger top 25-30%. Note there is no high school in Glendale - graduates typically attend Grover Cleveland, Queens Metropolitan or Forest Hills High School, which parents often factor into long-term plans.
Local favorites.
- Forest Park. 538 acres of glacial-moraine hills, hiking trails, a historic 18-hole golf course and the George Seuffert Bandshell. It is the third-largest park in Queens and Glendale's defining amenity - the forest edge is the premium side to buy on.
- Forest Park Carousel. A NYC landmark and National Register treasure with hand-carved wooden animals by master carver Daniel C. Muller - one of the few intact Golden Age carousels left in the country, sitting at Forest Park Drive and Woodhaven Boulevard.
- Zum Stammtisch. Family-owned German beer hall on Myrtle Avenue since 1972 - schnitzel, sauerbraten, spaetzle and a pork store next door with over 1,000 imported goods. The neighborhood's most beloved institution.
- The Shops at Atlas Park. Open-air shopping center at Cooper Avenue and 80th Street on the redeveloped Atlas Terminals site - Regal Cinemas, TJ Maxx, HomeGoods, Ulta, Starbucks, California Pizza Kitchen and Chili's. Central Queens' neighborhood mall.
- Mafera Park. Neighborhood park with baseball/softball fields, basketball courts, playgrounds and open lawn - the everyday family hangout when Forest Park feels too far.
