The neighborhood.
Fresh Meadows is eastern Queens' most suburban neighborhood — tree-lined residential streets, wide lots, driveways and garages, and a feeling closer to Nassau County than to the city, even though it's still New York. The population skews heavily Asian (47% per the 2010 census) with large Orthodox Jewish and South Asian communities, multigenerational families, retirees, and a strong commuter base. It's quiet, safe (BestNeighborhood.org ranks crime safety better than 89% of neighborhoods), and family-oriented rather than buzzy — the nightlife is a diner on Francis Lewis Boulevard, not a cocktail bar.
The centerpiece is the Fresh Meadows housing development itself — built by New York Life for WWII veterans and completed in 1949, hailed by critic Lewis Mumford as 'perhaps the most positive and exhilarating example of large-scale community planning in this country,' now ~3,000 families in garden apartments and co-ops along the 188th Street corridor. Around it sit streets of colonial and Cape Cod single-family homes (Utopia, built in the early 1940s by Gross-Morton; University Manor), plus newer condos on the west side near Parsons Boulevard. To the south and east, Cunningham Park and Alley Pond Park form a massive green edge — the 188th St corridor and Horace Harding/Union Turnpike strips are where the shopping and dining actually happens.
Housing stock & prices.
The stock splits into two worlds: garden apartment complexes and co-ops (many midcentury, especially on the east side near Cunningham Park), and single-family and two-family brick homes from the 1920s–40s, many needing full renovations. Per Homes.com's local guide, ~70% of inventory is single- and multi-family homes; midcentury co-ops run $205K–$329K, one-bedroom condos on the west side start around $436K (~$600K for two-bedrooms), and single-family homes typically run $1M–$1.8M, with brick colonials near the park split into duplexes starting around $930K and getting snagged quickly.
Per PropertyShark's market-trends data (Sept 2026 crawl), the Fresh Meadows blended median sale price was $1.2M in Q1 2026 and $1.13M in Q2 2026, up 2.7% year over year, with $794/sq ft in Q1 and $708/sq ft in Q2 — well above Queens' overall $860K Q2 median. Per Redfin data reported on Agent Pronto (rolling 3 months May 1–Jul 31, 2026), the median sale price was $1.2M (+5.1% from Q2), the median list price $1.1M, with 40 homes sold, ~42 days on market, and a seller's market tilt (41% sold above asking). Per Prevu's breakdown by housing type, the median is $1,395,000 for single-family homes, $240,000 for co-ops, and $1,750,000 for multi-family — a reminder that the ~$1.1M blended figure mostly describes the house market, and co-op buyers live in a very different price world.

Getting around.
There is no subway station in Fresh Meadows — that's the defining commute fact, and locals cite it as the neighborhood's biggest drawback. What exists is excellent express-bus service: the QM1 and QM31 run from 188th St & 64th Ave straight to Midtown (Sixth Ave and Third Ave terminals), the QM5/QM35 passes through to Midtown, and the QM7 serves Downtown Manhattan. Realistic door-to-door: 45–60 minutes to Midtown by express bus in normal conditions. The nearest subway is the F at Jamaica–179th St or 169th St, a bus connection away. LIRR options: the Port Washington branch at Auburndale or Bayside. Cars are a way of life — LIE, Utopia Parkway, and the Grand Central are all close. BestNeighborhood.org puts the average one-way commute at 42.7 minutes — flag that honestly.
Walkability.
Walk Score varies by block, so there is no single official neighborhood score. Homes.com's neighborhood page rates the area 79 ('Very Walkable') and Point2Homes rates it 81, but address-level scores from walkscore.com (Fresh Meadow Lane) come in at 67 ('Somewhat Walkable') — the corridors along Union Turnpike and Horace Harding Expressway are very walkable, while the interior house streets are not. Honest framing: errands along the retail strips are fine on foot, but daily life here is car-dependent, and most families own cars.
Schools.
Fresh Meadows sits in New York City Geographic District 26, one of the strongest districts in Queens, and schools are the number-one draw. P.S. 26 Rufus King (PK–5) carries a GreatSchools rating of 7/10 and a Niche grade of A. J.H.S. 216 George J. Ryan (6–8) earned a Niche A and ranks 119th out of ~1,500 New York middle schools on SchoolDigger with 75–85% proficiency in ELA and math. Francis Lewis High School (9–12) has a GreatSchools rating of 6/10, a Niche grade of A-, and 93% math proficiency per homes.com. St. Francis Preparatory School, the largest Catholic high school in the US, is also in the neighborhood.
