The neighborhood.

Briarwood is a small, relatively unknown, co-op-heavy pocket between Queens Boulevard and Jamaica — mostly residential, post-war garden-apartment character, and more affordable than everything around it.

Its centerpiece is Parkway Village: a 1947 neo-Georgian garden complex of 675 units on 35 acres, built as housing for United Nations employees and listed on the National Register of Historic Places in 2012. Ralph Bunche, Mario Cuomo, and Betty Friedan all lived here — the international flavor never fully left.

Housing stock & prices.

Two distinct markets. The co-op tier: 1940s garden complexes like Parkway Village, where 1BRs sold and listed between $255K–$305K in 2026 — the cheapest owner door in central Queens. The tradeoffs are real: owner-occupancy required, no renting it out, board approval, though notably no flip tax.

The house tier: single-family colonials and Old English-style homes from the 1930s north of 84th Drive, plus duplexes and two-families along Queens Boulevard and Main Street. Single-family medians run around $800K (Prevu measured $1.4M on its sample) — a different buyer universe from the co-ops.

Getting around.

The Briarwood station (E/F at 84th Drive, Main Street, Queens Boulevard/Van Wyck) puts the F to Lexington Av/63rd in about 23 minutes; realistic door-to-door to Midtown is 35–45 minutes. One quirk: the E skips Briarwood during weekday rush and middays — the F runs at all times.

Walkability.

Briarwood scores 86/100 on Walk Score — "Very Walkable" (walkscore.com). The dense apartment and co-op blocks around Jamaica Avenue and the E/F stops at Briarwood–Van Wyck and 75th Avenue make daily life easy on foot, and the neighborhood earns a strong transit score too. The caveat: the Van Wyck Expressway slices through the middle, so some blocks are divided by highway infrastructure, and for errands beyond the Jamaica Ave corridor many residents still drive. Walkability here is excellent at the core and thinner at the edges.

Schools.

Briarwood is in District 28. P.S. 117 J Keld/Briarwood (PK–5) holds a 9/10 GreatSchools academic rating, though parent reviews are mixed — worth a school visit. M.S. 217 Robert A. Van Wyck sits adjacent to Briarwood Playground. For high school, Archbishop Molloy — the well-regarded private Catholic school — is right in the neighborhood. Buyers for whom top-tier public schools are the priority tend to look one neighborhood over at Forest Hills or Rego Park; Briarwood's pitch is value with solid options.

Local favorites.

  • Alba's Pizzeria & Restaurant. The neighborhood institution — locals call it transcendent; the go-to slice and Italian spot on the Briarwood side of Jamaica Ave.
  • Forest Park. Right at Briarwood's edge — an 18-hole golf course, tennis courts, miles of horseback-riding trails, and the carousel; the borough's best backyard.
  • Smile of the Beyond. The Sri Chinmoy vegetarian diner, opened in 1972 — brown rice and tofu bowls, French toast, and Cosmic Harmony Smoothies; a genuine Queens oddity and local fixture.
  • Briarwood Playground. The neighborhood's home base — adjacent to M.S. 217, named for the 1905 Briarwood Land Company development; where local families spend weekends.
  • Pani Dolci. The neighborhood cafe-bakery — fresh coffee, pastries, and a friendly atmosphere; the everyday third place locals swear by.

Living here.

  • Parkway Village. 35 acres of landmarked neo-Georgian garden apartments with tree-lined paths and 24/7 manned security.
  • Archbishop Molloy HS. The renowned private Catholic high school (Niche A) — a genuine demand driver for nearby homes.
  • Universities. St. John's University and Queens College are minutes away.

Best for.
