Compiled September 2026 from the most recent verified figure per neighborhood — most reflect mid-2026 sales; a few Redfin-sourced figures date to late 2025 or early 2026. Figures are medians from recorded sales unless the Basis column notes otherwise; small samples can move a neighborhood’s figure quarter to quarter. Nothing here is estimated — neighborhoods without a verified figure are marked plainly. These numbers are for information purposes only — everyone should do their own due diligence.

How to read this ranking.

  • $/sq ft beats median price for comparisons. A $900K median in a house neighborhood and a $450K median in a co-op neighborhood can be the same price per foot — the ranking puts them on one scale.
  • Low $/sq ft is not automatically a bargain. It often reflects smaller units, older stock, or longer commutes — all visible in the neighborhood guides. Value is price per foot for what you get.
  • Co-op-heavy neighborhoods rank lower per foot because co-op sale prices include no land value the way house prices do. Compare within property types when you are shopping one type.

Questions, answered.

Why does price per square foot vary so much across Queens?

Three things drive it: property mix (condo towers price far higher per foot than co-ops), commute (a 20-minute Midtown ride commands a premium over an hour), and land (house neighborhoods bundle dirt into every sale). That is why western Queens riverfront blocks top the ranking and eastern house blocks anchor it.

Is a low $/sq ft neighborhood a bargain?

Not automatically. Low price per foot often reflects smaller units, older housing stock, or longer commutes — check the neighborhood guides for what the money actually buys. The real value question is price per foot for comparable quality and location, which is exactly what comparable-sales analysis answers.

How current is this data?

September 2026. Figures come from recorded-sale medians (PropertyShark deed data, realtor.com, Redfin, Homes.com) compiled during the 2026 neighborhood-guide research and refreshed for this ranking. Small quarterly samples can move a neighborhood’s figure — treat close neighbors as tied.
